Is Concrete Leveling Worth It?
Updated October 1, 2026
Short answer: for an intact slab, yes, and the math is not close. The longer answer is where it stops being true, which matters more than the headline.
The math
What You Are Actually Comparing
Replacement is not just a bigger number, it is a different kind of job: tear out, haul away, form, pour, and wait days before the surface takes weight. Lifting is a few hours and the slab is back in use the same day.
| Lifting | Replacement | |
|---|---|---|
| Typical cost | $500 to $3,000 | $2,000 to $10,000 |
| Back in use | Same day | Days to weeks of cure time |
| Demolition | None | Full tear-out and haul-away |
| Service life | 5 to 15 years, method dependent | 20+ years if the cause is fixed |
Where it is not worth it
When Replacement Is the Better Buy
- The panel is cracked through in several places, so there is nothing solid left to float as one piece.
- The surface is crumbling or spalling. Lifting a crumbling slab does not improve the surface, it only moves it.
- It has already been lifted once and dropped again without the drainage cause ever being fixed.
- The whole area is being redone anyway, so the marginal cost of a new pour is already being spent.
A contractor who recommends replacing every slab is selling the bigger job. One who recommends lifting every slab, including ones that should not be lifted, is selling the cheaper visit. Ask which category a quote falls into.
Common questions
Questions About the Value
- Is concrete leveling worth it?
- For an intact slab, almost always. Lifting typically costs $500 to $3,000 against $2,000 to $10,000 to tear out and replace the same area, there is no cure time, and the fix holds up 5 to 15 years depending on method. It stops being worth it only where the concrete itself has failed.
- Is it cheaper to level concrete or replace it?
- Leveling is cheaper in almost every case where the slab is still structurally sound, typically a third to a half of replacement cost. Replacement becomes the better value only when the concrete is cracked through in multiple places, crumbling, or already near the end of its service life regardless of the settling.
- Does concrete leveling actually last?
- Polyurethane foam typically holds 10 to 15 years, mudjacking 5 to 10 years. Neither is permanent because neither changes the soil that caused the original settling. What actually extends the result is whether the water source feeding the void gets dealt with at the same time.
- Will leveling hurt my home's resale value?
- The opposite is more common. A settled driveway, walk or stoop shows up on a home inspection report as a finding that has to be addressed one way or another. A documented lift, done before listing, removes that line item for a fraction of what a buyer's agent will otherwise negotiate off the price.
